• The number of closed sales year-to-date February is approximately the same as the same period in 2010.
• Average sales price remained constant with prior year and median sales price dropped 7%.
• Closed sales priced under $250,000 represent 65% of closings to date.
• Closed sales over $1,000,000 are up 9% over the same period 2010.

PENDED SALES:

• February pended sales are up 14% over February 2010 and the highest February on record (2000-2011).
• Properties priced under $250,000 continued to comprise 66% of pended sales for February.

NEW LISTINGS:

• The number of new listings placed on the market in February is down 11% from prior year and the lowest for the month since 2005.
• Available inventory in the Naples, Bonita Springs, Estero market on March 1, 2011 represents a 4% decrease from March 1, 2010.
• All price categories show decreases in supply with the exception of condominiums and single family homes priced under $250,000 and condominiums priced above $5,000,000.  The largest decreases were in the condominium segment priced between $750,000 and $1,000,000 and single family homes priced between $750,000 and $5,000,000.

Mercato...The Hottest Place in Town


Last Monday night I met friends for a movie and dinner at Mercato, only to discover that the parking garage was packed and the wait for a bite to eat at The Pub was an hour and a half!  On a Monday...?!

Mercato is Naples' newest venue for dining, entertainment and shopping.  Silverspot Cinema offers upscale, leather seating in 11 theaters, along with spirits and light fare.  Numerous restaurants and bars have become popular with locals and visitors alike, including: AZN, Bravo, McCormick & Schmick's, The Capital Grille, Piola, and PURE.  To open soon is Chipotle Mexican Grill.  For music and dancing, the hopping place is the Blue Martini.

Mercato hosts monthly "First Friday" events featuring specials and live outdoor entertainment.  Stroll the streets to enjoy great music and a festive ambiance!

Frank Abagnale, the first speaker for this year's Naples Town Hall Distinguished Lecture Series, enthralled the audience with stories of his adventures as a swindler and con-man. Portrayed by Leonardo DiCaprio in the movie "Catch Me If You Can", Abagnale detailed the years he successfully outsmarted the Feds while posing as a commercial pilot, physician, and prosecutor. After serving  years in a French prison, he eventually dedicated his life to working with the FBI, turning down a number of offers for presidential pardons.  A product of a broken home at age 16, Abagnale brought the audience to tears with his message of the importance of devotion to family.

2010 ANNUAL MARKET REVIEW:

TOTAL SALES volume for 2010 increased 18% over 2009.

CLOSED SALES over $1,000,000 increased almost 27% over 2009.

PENDED SALES are comparable with the record highs set in 2004 and 2005.

INVENTORY LEVEL is down 35% from the February 2008 high.

NEW LISTINGS placed on the market in 2010 are at their lowest level since 2005.

• Pended sales remained strong in November, posting the second highest number of sales for the month during the past 11 years.
• Properties priced under $250,000 continue to comprise 66% of pended sales, approximately the same percentage (for the period) as 2009.
• The price segment between $ 1,000,000 and $ 2,000,000 showed the largest gain over prior year with a 24% increase.

NEW LISTINGS:

• New listings taken in November were up 10% over November 2009.
• Year-to-date, the number of properties placed in inventory is down 4% from prior year.
• Active inventory stands at approximately the same level as November 2009.

Jazz-lovers will enjoy music by Bob Zottola and the Expandable Jazz Band on Wednesdays from 6:30-9:00.  Thursdays feature Peter Lewis on Patric's 1918 Kohler Campbell upright piano. On Friday and Saturday evenings you'll be treated to classical guitar music of Spain and Latin America by Scott Niebauer.  Be sure to arrive early because reservations are not accepted!

HALLOWEEN ON 5TH AVENUE IN NAPLES

Once again, Halloween on 5th Avenue in Naples proved to be a delightful, fun evening!  Neapolitans demonstrated their creative flair by strutting their unique costumes.

  

These traditional Mexican dresses and parasols were hand-fashioned
from newsprint by the grandmother in the photo ... amazing!
